TENANT INFORMATION

The Section 8 Program provides subsidies to families living in privately owned housing in Willimantic/Windham. To be eligible for a Section 8 subsidy, families must file an application for housing at the offices of the Willimantic Housing Authority at a time when the waiting lists are open. Information about whether applications will be accepted during any particular month will be published in "the Chronicle" or may be obtained by calling the Authority at 456-1413.

Section 8 Subsidies cannot be used in housing which is already subsidized which, in Willimantic/Windham, includes Village Heights, Windham Heights, and the public housing complexes operated by the Willimantic Housing Authority.

It is the responsibility of the family to whom the subsidy is issued to locate an acceptable apartment within the Housing Authority's jurisdiction, which includes Willimantic, Windham Center, South Windham, and North Windham. When looking for an acceptable apartment the family should keep in mind the following program guidelines.

** The apartment must be inspected and pass Housing Quality Standards. (If the apartment fails the inspection, the landlord will be notified in writing.)

** The Housing Authority will not be able to approve a unit if the owner is the parent, child, grandparent, sister, or brother of amy person who will be a tenant in the apartment.

** A landlord can set a security deposit at any amount which does not exceed two months contract rent. Tenants should not pay any security deposit to a landlord without first checking with a member of the Section 8 Staff.

** The amount of rent a landlord can charge will vary from apartment to apartment based on size and the utilities that are included in the rent and also upon a comparison of the apartment with others of the same size. This will affect the amount of rent that the family is responsible for paying.

** A Lease Agreement must be signed with an initial term of 1 year.

Families will be given a HUD form called "Request for Lease Approval". If they look at an apartment that they are interested in renting, they should ask the landlord to complete and sign the form. An adult member of the Family must also sign the form and return it to the Housing Authority. If the landlord has questions about the Section 8 Program, he or she should contact the Section 8 Office.
